We've been at it for a long time, through the boom times and the dry spells, and have learned through continuing education and hard experience what it takes to put together a good deal. To get paid from a real estate transaction, one must have a valid salesperson, broker-salesperson, or broker license issued by the New Jersey Real Estate Commission.

But not all licencees belong to the National Association of Realtors (NAR), whose members adhere to a strict Code of Ethics and Pledge of Performance. NAR owns exclusive rights to use of the terms "Realtor" (for brokers) and "Realtor-Associate" (for salespersons), and the Realtor logo.

Realtors are actively engaged in the business as members of their local Board of Realtors, the New Jersey Association of Realtors, and have access to Multiple Listing Systems(s). Other licencees may just be "hanging" their licence with the RE commission, "just in case they need it someday."

NAR also bestows Designations and Certifications to Realtors who have qualified for these specializations by attending mandatory classes, passing rigid exams, and submitting proof of several transactions closed. The CRS (Certified Residential Specialist) designation, for example, requires about 80 hours of coursework and proof of 25 buying or selling transactions successfully closed.

Individual state associations of Realtors conduct the Realtor Institute, whose graduates of its 90-hour course have been educated in all the aspects of real estate including listing and selling, financing, market valuation and appraisals, income-producing properties, fair housing, and real estate law particularly in their state. GRI (Graduate, Realtor Institute) signifies a designee's dedication to the profession, and identifies a real estate professional highly qualified to meet his/her clients' needs.

 

 


Your Broker ...


To be licensed as a Real Estate Salesperson, the New Jersey Real Estate Commission requires an applicant to attend 75 hours of a pre-licensing course, pass the school exam, and pass a state licensing exam. A Salesperson must be employed by a Broker, and compensated only by that Broker (e.g., commission splits).

To be eligible for a Broker or Broker-Salesperson licence, an applicant must have a valid Salesperson's licence, attend 150 hours of a three-part broker course and pass exams for each part (general course, ethics and agency, brokerage management), submit proof of substantial production as a full-time real estate professional during the three-year period immediately prior to applying for a broker's licence, and pass the state licensing exam.

Only a Licensed Real Estate Broker can open his/her own office, hire and manage licensed agents and office staff, and handle trust/escrow accounts. He/she also agrees to sue and be sued in the state of New Jersey.
